When Do I Need to Repair or Replace My Retractable Awning?

Quality shade structures like retractable awnings are built to stand up to the elements and provide shade for many years. Although durable, the structural integrity of the frame and the awning fabric can naturally deteriorate over time.


Between Arizona’s scorching summers and unpredictable monsoon seasons, Valley homeowners and businesses will need to repair or replace their patio awnings eventually. A well-constructed retractable awning can last several years (i.e., 5 to 15 years), but the wind, rain and sun can all affect its longevity.


If your retractable awning is getting older, be sure to inspect the fabric for any damage that might jeopardize the awning’s functionality. It’s important to stay on top of any awning repairs. If they are neglected, they may become irreparable.


Making repairs as needed and continuous upkeep can extend the life of your retractable awning and delay the need to replace the awning altogether. Of course, there are damages that go beyond repair and may require complete fabric replacement — if you’re lucky enough to only have to replace the fabric. More costly damages like a faulty motor or a rusted frame may justify replacing the retractable unit entirely.


Knowing what signs to look for can help you decide when replacement is a better option than repair.


How Do You Know if Your Retractable Awning Is Damaged?


Arizona may not always be the best climate for retractable awnings, but it certainly isn’t the worst. If you live in Phoenix, Scottsdale or Tempe, you know just how hot the sun’s UV rays can get in the summertime. Although most awning fabric is made of UV-resistant materials, consistent sun exposure can cause discoloration and weaken fibers as the fabric ages.


Common damages that may warrant a total awning replacement include:


  • Sun damage and color fading: Even the most UV-resistant materials cannot stand up to the Arizona sun forever. Retractable awning fabrics will inevitably fade over time and lose their strength. If you start to see sun splotches and discoloration, try to clean the fabric and treat it with a color-restoring solution. If the fabric is too far gone, it may be time to replace your retractable patio awning.


  • Dented or bent frame: Most retractable units are constructed using heavy-duty materials such as powder-coated aluminum, stainless steel, no grease chains and more. These frames can bend under extreme weather conditions or if rain has puddled on the fabric too long. Most dented or bent frames cannot be repaired but it may help to consult with an awning installation expert who can inspect the damages.


  • Mold or fungal growth: Even water-resistant awning fabric can be susceptible to mold and mildew if the fabric is not maintained — especially after heavy rainfall. The good news is that for most of the year Arizona has a dry climate, so mold growth is far less likely to occur. If it does, you may be able to treat the fabric but if too much mold is present you will likely need to replace the awning fabric.


  • Rust: While most high-quality awning frames are designed to be rust-resistant, that doesn’t mean your retractable unit is immune to rust as it ages. Rust weakens the metal and threatens the integrity of the frame. It is irreversible. Once rust develops it can become a hazard to anyone sitting under or operating the retractable awning.


  • Fabric tears or sagging: A key part of owning a retractable awning is knowing how to maintain it. Keeping the fabric in top condition can help prevent holes or tears caused by the elements. Most smaller holes or rips can and should be patched up to prevent them from growing or stretching in size. However, if your patio awning has a huge gash in the fabric, it’s likely time to replace it.
